今日は面接も入っていないので、タイムズカーシェアで車を借りて家族で立川のステージガーデンに行ってきました。2020年にオープンした商業施設とオフィスの複合施設で、施設中央の2階屋上部分に広々としたガーデンがあり、インスタ映えスポットとして女性に人気のようです。平日という事もあり、それほど混んでいなかったですが、スマホでポーズを決めている若者が何組かいました。

ステージガーデンは立飛ホールディングスという不動産デベロッパーが開発した施設です。立飛ホールディングスは不動産業界では知る人ぞ知る会社で、立川駅周辺に98万m2(東京ドーム21個分)の土地を所有しており、これは立川市の面積の1/25にあたります。要するに立川市の大家さんのような会社です。元々は不動産業とは全く関係なく、前身は戦時中に帝国陸軍の戦闘機を製造していた立川飛行機という会社でしたが、敗戦後は飛行機の製造を禁止されて工場敷地も接収されてしまいました。その後、1970年代に土地を全面返還されてからは不動産賃貸業を主に事業の柱に転換して現在に至ります。

立川は立飛ホールディングスの都市開発により、首都圏郊外の他の街とは違った面白い街になりつつあるなと感じました。このように大手デベロッパーではないですが特徴的な都市開発をしている民間企業がいくつかあります。そのうちユーカリが丘を開発した山万についてもこのブログで紹介したいと思います。

I didn't have an interview today, so I rented a car via Times CarShare and took my family to Stage Garden in Tachikawa, a retail and office complex that opened in 2020. This place has a spacious center garden on the second floor rooftop which seems to be popular among women as an Instagram spot. Since it was a weekday, it was not so crowded, but there were several groups of young people posing with their smartphones.

Stage Garden is a facility developed by a local real estate developer called Tachihi Holdings. Tachihi Holdings is a well-known company in the real estate industry, and owns 980,000 sqm (21 times the area of the Tokyo Dome) of land around Tachikawa Station, which is 1/25 of the area of Tachikawa City. In short, the company is like the landlord of Tachikawa City. Originally, it had nothing to do with the real estate business and was originally a company called Tachikawa Aircraft, which manufactured fighter planes for the Imperial Army during the ww2 but after the defeat in the war, it was banned from manufacturing planes and its factory site was confiscated. Later, after the land was returned in full in the 1970s, the company switched its business to real estate leasing business , which is their main business today.

I felt that Tachikawa is becoming an interesting city, different from other suburbs in the Tokyo metropolitan area, through the urban development of Tachihi Holdings. There are several private companies like this that are not major developers but are doing attractive urban development. I would like to introduce Yamaman, the developer of Eucalyptus Hill, in this blog.
